Rebounds amid rate cuts – sunshine on the horizon?
Sweden’s property sector is showing signs of recovery following a period of turbulence, supported by interest rate cuts and improved financing conditions. Lower interest rates are boosting investor demand and stabilizing yields, while rental income is rising as a result of indexation and project contributions.
Challenges persist in the form of rising office vacancies, structurally higher interest rates, short debt maturities, and elevated leverage. Although the central bank is expected to continue lowering rates, unexpectedly high inflation could pause such actions. In addition, a weaker macroeconomic outlook is likely to cap rent increases, which will pressure interest coverage, highlighting the need for deleveraging.
However, companies’ credit quality is stabilizing, with many halting declines in their interest coverage and leverage remaining within the set thresholds for their ratings.
The key question now is whether these tentative rebound signals the start of a sustainable recovery, or merely a temporary upswing before new headwinds emerge.
